Bloomington, IN
This award-winning, 40,000 sf, two-story building contains wet and dry lab space, conference rooms, office and support space. The Innovation Center accommodates life sciences and internet technology start-up companies.
Messer’s use of Building Information Modeling (BIM) technology on the Innovation Center – IU’s largest and most complex design-build project – led us to complete the project in only ten months. In addition, the facility achieved LEED® Silver certification and was awarded the Associated Builders and Contractors (ABC) of Indiana’s 2009 Award of Merit.
Design/Build
Design/build is a project delivery method in which one entity (the design/builder) enters into a single contract with the owner to provide architectural/engineering design and construction services. The owner defines the project requirements and scope, selects the team and then their involvement is minimized. The success of the project is contingent upon the ability to select a team that will meet all of the owner’s needs.
Benefits:
- Single point of responsibility
- Simplified project administration for owner
- Promotes team approach
- Owner is shielded from architect/contractor disputes
- Design can be shaped to meet owner’s budget
- Final costs determined earlier
- Faster project schedule
