Wilmington, OH
The award-winning, massive expansion for DHL consisted of fifty separate sub-projects, with one building considered the most critical – Building F. The two-story, 1,200,000 sf Building F represented more than 64% of the expansion budget. If not completed on time and on budget, the larger expansion would have been devastated.
Through Messer’s use of Lean Construction methods, we completed the expansion one month early without interrupting DHL’s operation and returned more than $1.2 million to DHL, all while delivering $16 million in additional owner-requested scope (with no time addition). As a result, this project was awarded the 2006 Ohio Valley Design/Build Institute of America’s Design-Build Excellence award.
Design/Build
Design/build is a project delivery method in which one entity (the design/builder) enters into a single contract with the owner to provide architectural/engineering design and construction services. The owner defines the project requirements and scope, selects the team and then their involvement is minimized. The success of the project is contingent upon the ability to select a team that will meet all of the owner’s needs.
Benefits:
-
Single point of responsibility
-
Simplified project administration for owner
-
Promotes team approach
-
Owner is shielded from architect/contractor disputes
-
Design can be shaped to meet owner’s budget
-
Final costs determined earlier
-
Faster project schedule
