University Station Mixed-Use Development Phase 1

This project stalled twice previously before Messer became involved as the Master Developer. To bring Xavier’s vision to life, our team worked with Xavier to form a plan that met its goals and financing. As part of this plan, we increased the number of beds from 400 to 480 and improved the location of the retail space to increase visibility and drive traffic to the retail spaces


  • 315,000 sf mixed-use development
  • 40,000 sf of office space, 35,000 sf of retail and 11,000 sf for the Xavier University bookstore
  • 225,000 sf, 180-unit apartment complex with pool and fitness room
  • Includes town square, public roads and 900 parking spaces and infrastructure
  • 21% small, minority- and women-owned business enterprise participation surpassing the owner's requirement
